Occupiers Sign New Leases
Three high-profile occupiers have pledged their future to Capitol Park Leeds, Sterling Capitol’s award-winning business park by Junction 28 of the M62. The NHS Shared Business Services Ltd, Hermes and Depuy International have all signed extensions to their leases, in deals brokered by the Leeds office of global property consultancy Knight Frank. The new leases, relating to a combined space of 140,000 sq ft, will run until 2022/2023.
Mike Heydecke, director of Sterling Capitol, commented: “These three tenants have been at Capitol Park Leeds for a combined total of more than 35 years, which is a ringing endorsement of our business park. So, too, is the fact that they have all signed new leases, which will keep them here until at least 2022.
“Ever since Sterling Capitol was founded by our chairman Sir Bob Murray CBE in 1992, we have been committed to developing business parks which create sustainable jobs in an attractive and self-sufficient environment. It is simply not good enough to build a few office buildings and hope occupiers will come,” said Mr Heydecke.
Richard Clark, partner with Knight Frank in Leeds, explained: “Capitol Park Leeds, superbly located with excellent facilities and competitive rents, is one of the finest business parks in the north of England and is a stellar success story. These significant lease extensions confirm this, as does the recent move by Barratt Homes to the park.
“At Capitol Park Leeds, the very popular Village Hotel provides a host of facilities, from a quality leisure centre with gym and swimming pool, an excellent restaurant, a Starbucks and a pub, while other occupiers include Available Car, Henderson Insurance Brokers and Ideal Heating.”
“Capitol Park ticks all the boxes. It is next to the M62 and within five minutes of the M1, so it has tremendous access to Yorkshire’s superb motorway network. To ensure the park’s continued success, it is vitally important to manage its assets pro-actively, and this is exactly what Sterling Capitol and Knight Frank has done with these significant lease extensions,” added Mr Clark.
Mike Heydecke explained: “Job creation has been our over-riding aim at Capitol Park Leeds. We recently broke through the 1,600 jobs barrier here, and we are immensely proud of that.”
“We work consistently hard to attract and keep occupiers. For example, at Capitol Park Leeds we are implementing a far-reaching Green Travel Plan, which involves on-site cycle demonstrations and hands-on car share demonstrations, trying to cut down the number of cars on site to improve the environment and save employees money.”
